We started in 1972 when we bought our first department community for $3,000 a door. We built the company from there basically using our own equity. And so as that company grew, it was really predominantly our own equity until about 2010 or 2011. In 2011, 2012, we started to look at transitioning to a different way to basically leverage our equity and provide more opportunity for our people.
