When rates were at 5% rates went to 4% we didn't get much inventory. affordability is the issue it is not the nominal rate that they have. The people in our industry are in rough shape right I mean they only make money if there's transactions and so you know we had the refis that's great but in this sort of limited environment where you have so few houses for sale and then, you know rates keep rising that's not that's not good for us. It was June 16, 501 pm. That's when I put the housing market in a recession and recession is transaction volume sales down production levels housing permits are down even though completions are still rising.
