"When emotions get involved and if you're on the receiving end of a lawsuit, it's for someone who doesn't do this professionally and hasn't lived through these," he says. "I've had those same conversations because we've had lawsuits filed over rental issues and they almost always end the same." The first one kept him up at night, couldn't sleep, worried about it, what could we have done better, different. And in the end, it didn't matter because the insurance company was going to settle it and make it all go away.
