i think the pandemic will be a silver lione that comes out of it is it's a reset. And people are leaving and not seeing the reason to live in new york, not seeing the reasons to live in san francisco. It seems like a lot of people are picking texas and florida, which are places that have low tax and they're much more classic america,. More right wing, probably they've typically been red states. I guess florida's purple....
