ref reported, I believe last night or first thing this morning earnings had a right off of an office building. What's your take as it relates to credit kind of generally speaking on commercial real estate? Ref: This cycle was all about interest rates. We're not really seeing credit issues in those types deals. Office is you almost have to take that as a separate sub asset class within the broader real estate market.
