Chris: I want to talk about an asset class that we have never had anyone talk about, which is interesting to me personally. Um, so multifamily, everything said 100% true. Now it takes a lot of time and energy and experience and there's risk involved in that as well. We're buying businesses, which happened to be car washes. And if you look at the car wash space, I looked at buying our first car wash about eight years ago with my uncle didn't do it at the time. But what's nice about the express tunnel model is how efficiently these machines can operate.
