There have been now I think three pretty big headlines on defaults in commercial real estate and just in the last 72 hours. John let's talk a little bit about what you're tracking for 2023. If some of these really bearish strategies are right we could be down more than 10%. So far we've seen pretty significant revisions the estimates for the first half of the year as you can see in this chart.
