The all-in cost of capital has gone up substantially in investment grade and high yield space. The next thing that one might invest in is going to be substantially more expensive from a debt capital standpoint. But I think if you can take a step back and think about the valuation of high quality fixed income assets today, you can build a pretty reasonable portfolio.
