Kevin, I wanted to talk about some of the research and work you've done around retirement and financial planning. One of the pieces that was out there recently in the media was this research you've done on retire and relocate. You were looking at this idea that retirees can move from maybe high cost states and actually use some of their home equity to help fund their retirement. And so we just thought that that story was not complete.
