I knew that I had a hunch that it was going to land under $4 million in terms of the final prep. And so we, I also use co-star and other data analytics tools to understand what the hotel will appraise for. It's still a 1980s building. It doesn't matter how much you fix it,. It's still going to have more issues than a 2008 building. We always offer what we think we want to pay, not what the list price is.
