How to Be a Successful Developer in a Niche Site

We're usually operating best in new neighborhoods or neighborhoods that don't have an identity yet. Our last five projects have been within a block of our office and I live across the street right in Dumbo. We start very casual and informal conversations and we usually buy where we know. And even if it comes to us first and then they decide to run a market process if we want it we can usually still afford to buy it slash beat the rest of the market because we spent more time on it or we know it.
