How to Follow Up With a Lead Who Isn't Ready to Sell

Nicholas: I recommend calling within 20 minutes of getting a lead. You want to call them while they're in the mood, or else they wouldn't have answered mine. This is your time to really be the nicest person you've ever been to anybody. And ask questions that build rapport and get you the answers you need. Once you get them talking, if they're not shutting up, you're you one. That's your goal. Get them excited about their property right now. Same way I'm excited and talking right now. If you can get them at where I'm at, then we'll start negotiations.
