Don't stress yourself out about feeling as though it needs to fit any parameters you have around what's the cap rate. Build it in the way that you wanna build it, and then offset some of those costs by letting someone live there. Don't try to make your dream home fit into that box. And don't give a rat's behind about it's ROI. What's the cap rates? Who cares? Right? Because that's not the point. You're just decreasing your holding costs.
