I think that on a four cap rate is conservative yet fair. Think we are working with a slightly higher cap rate there om in the argie right up. I hear, i've heard even lower, but i don't believe it. The on states on where they have both california and moutn states are like,. i think about a newesti mount states, california's about a quarter of the molti family. Mountain states are about a third. Then the seattle, portland area on, i if talking to realistic professionals, id definitely have heard below four, cross te board there. And o dublin, i've hearing below four as well,
