Lonnie Johnson: I think we got to be getting close to the bottom, especially in these top tier markets like New York City, Boston, Chicago. You know, what we don't want to see is a five year slow decay of transactions taking place. So maybe this return to the office, you know, whatever version 3.0, 4.0, we're on, has a little bit of stickiness to it compared to what we've seen up until now.
