How to Optimize Your N.O.I.
24 months is usually our time before we'll start that stabilization process on the renovations and stuff. We only ever write to a 90%. So if the deal works, we know it's going to work, right? On our underwriting paperwork. The reality is, yes, you want 92, 95% occupancy but we always leave ourselves a little buffer in our underwriting. Even through year five, we never actually have it underwritten at 95% occupancy. If that makes sense, we always leave an extra buffer no matter what the market is.
