How Far Is Far Enough?

An appraisal is part art, part science. You can have two different appraisers go to the exact same property and come up with two different opinions of value. I feel like before the window that appraises were willing to look back was a little bit further. But since the market has been shifting kind of quickly in a lot of places across the country, they want to see stuff that's sold in the last 30 days if possible.
