There are some positive signs for the spring home buying season coming up right rates are falling. So there's more calm in the marketplace like people could make choices. The new listings data declining last year after June was problematic for demand because why a traditional seller is also a traditional buyer so you, we think of inventory as supply but again that's also a buyer of a future helm out there.
