How to Underwrite a Property in an Opportunity

Our criteria has remained the same. So we really focus on the class assets. 1980s vintage properties, at least 100 plus units, workforce has in demographic. We've adjusted our underwriting assumptions to adapt to the current economic climate. Since summer of 2022, we're assuming 0% organic rent growth in year one for every deal in Dallas and Phoenix. These are a needle in a haystack. These deals to pencil.
