Oil was back down to 80 today. What's happening there? There's a lot of conspiracy theories about oil out there. The biggest one is that Biden gave absolution to MBS for the Khashoggi thing and which is going to result in higher production. I do think rates, I think 10-year rates are going to get to somewhere between 3.25 and 3.5. This is a really uncertain sort of difficult environment.
