The norm nowadays is for operators, general partners to be syndicating on a defined hold period. With our fund, we have no fees whatsoever and we don't get any portion of the profit from the venture until our partners have gotten a floor turn of capital then it's a 50-50 split after that. The worst mistake we ever made was naming our company Black Swan Real Estate. We should have named it Golden Goose Real Estate. So we do a cash out refi to return capital to our investors and then they stay in the deal forever. And then 5% of our profit goes to charity, which is just a huge part of what we do.
