The Realities of Urban Development and Rent Control

People do not feel good when they see what they consider gentrification happening. And the problem is that doing something doesn't always make the problem better. A lot of governments will raise taxes and then be shocked that like to get a lot less revenue than they expect, because people just move away. The accountability loops is one of the biggest things missing in public policy debate or politics. I'm sure some government organizations do this all the time, but i still don't have a clear model of why it doesn't usually work.
