Howard Hughes: The fundamentals in retail and office have remained strong. There are some weaker B office buildings that return to office has taken a toll on, but our office buildings remain full. New York City just got federal clearance for its congestion pricing plan. And I think this is going to make it more expensive to drive a car into New York City.
