A typical real estate deal in Vancouver today, and I look at putting 20% down payment, expected negative cash flow. But then you also make money from the mortgage pay down, which again is not as good as it used to be. A lot of the deals that I see are anywhere from 13 to 18% return an investment from buying property. You could also just lend out your money and make 10 to 12% return on that.
