The Work From Home Pandemic Conversation

It's not going to happen overnight but we are three years into this work from home pandemic conversation. Do you think 2023 is the year with some serious kind of planning for the future might happen with certain buildings? I think certainly investors landlords are going to look at their building particularly if they're facing a significant upcoming tenant role right and as they're seeing what the demand looks like for their asset I do think they're going to at least give it some thought. But at the moment I think it's somewhat perhaps outside of lower Manhattan those conversations maybe are just thought experiments less than sort of a hard look considering that there are still from a regulatory standpoint obstacles to making those conversions work.
