Scale Deployment and Investment

We thought it was best to focus on what we knew and also we were concerned that if we bought into a bunch of different capital structures, you know, essentially you're buying into a series of potentially cascading liabilities. So while our balance sheet is big, we didn't necessarily want to be all over the places how we think about it. I would say right now in terms of scale deployment and investment, it's really in the sectors you mentioned are the only places we continue to be able to invest in size. It's going to be a rough decade for gateway office owners. The trends of urbanization have not been reversed; they've just been paused.
