I think that housing and the free market multifamily space has both tremendous opportunity and risk. And I think what we see as an opportunity to kind of bridge this wide bid-ask spread that exists in the marketplace is offering our bank and private lender counter parties structure. It's a structure that we've explored with a number of groups, and there's like, there's appetite to consider it. We're not seeing it being executed in mass. But we think that different types of partnerships and getting the structure right is really going to break through some of the log jam in the market today.
