Is Derby still a good place to invest?

It’s another week of Ask Rob & Rob, and we’re tackling more real-life property dilemmas from our listeners. 

• (0:45) Russell’s considering investing in Derby, but he's seen several articles labelling it one of the worst places to live and highlighting high crime and poverty. He wants to know whether it’s still a place Rob and Rob would recommend and if it remains a solid investment location despite the negative headlines. 

• (3:13) After having his offer accepted on his latest investment, James’ HMO application was rejected. He’s appealed and been advised there’s a good chance of success, but without approval, the deal no longer stacks up. He asks whether it is worth taking the risk and completing anyway, or if he should walk away.
