The Fed raised interest rates fast to the never you saw a very sharp quick and precipitous decline in the liability side of the bank balance sheet it caused funding pressure. The commercial real estate I guess you could call it a crisis we haven't seen it manifest in any cute way yet but there seems to be some gathering momentum in that direction. To what extent is that going to impact banks ability to extend further credit given that there's this expectation that there's going to be a high percentage of non-performing loans from that sector? Jeff, as someone who generally subscribes to a monetarist theory of economics not entirely but it's certainly a big variable at the moment.
