What's the Difference Between FFO and AFFO?

Jordan Grumett: There are things that make the profit and loss statement of a REIT a little more muddy. AFFO is trying to tell you what the cash flow is after they have invested in the buildings, the long-term assets. And FFO is just trying to tells you how the core portfolio is doing before they're maintaining the properties. He says most REITs will lay that out for you in their financial statements.
