How to Build a Good Warmup

The true heart rate max is only one number and it's only, you know, and typically running will get you there running up a hill, not flat. You'll have to run up a hill to get to true max heart rate usually or run on an incline on your treadmill. And then you would do some 30 second higher intensity balance to kind of turn on your metabolic system.
