Don't be drunk when you your closing document. The only thing we did wrong on that property was that we didn't know what we were doing. But it ended up being a learning experience because we shot first and asked questions later. In these places like destin, like the smoky mountains, these vacation areas where you know there's going to be a lot of traffic. I will only buy a short term rental in a regional, drivable vacation destination.
