And i think there's a lot more opportunity back in san francisco and new york city. You just have to kind of recognize what could be the next opportunity. The way you can take advantage of that is by buying real estate at lower cost than stock market. During the pandemic, our stock market performed outstripping foreign investors' ability to acquire assets.
