Reed: You're going to see transaction markets finally open up when you have some sort of price discovery on the private market side. He says there is so much capital waiting on the sidelines to be deployed today across the rural state space. Reed: Once we see that price discovery actually happen in the market, a lot of that capital is really going to come into the space and provide a little bit of support from the perspective of valuations.
