The S&P is up seven and a half percent in the fourth quarter of last year. This is in a pre-election year, like just what it's supposed to go up in the third year of a bull market. In bear markets, stocks don't go up every quarter. It was actually a flawless thing to be focused on getting to the midterms and might have mattered more than the REIT cycle, quite frankly.
