Brad: A lot of our clients would probably fit into that accredited investor role I mean there's reluctant landlords but let's say half of the clients we work with would fit into that realm. We use third-party property management teams who are focused on multi large multifamily right and so we constantly are in looking for good property management teams all over the U.S. Brad: Early on when we're just growing we need the local expertise so we are partnering up with property uh property management companies like Calcap in Arizona or Roscoe property management central Texas or Island property management in Greenville South Carolina. What makes or breaks a deal Brad is the bums in the seat on the property.
