We were talking about it in 2020 right around four bucks or three dollars a share And it's up to 31 dollars here today Yeah, and so I forget if it was about 70 percent or so of the value was hard investment value like a value investor would gladly pay it You know sometimes there is there you know over your tenure time frame A lot of times that could give you a really good IRRYeah, and a lot of times you get paid for that because if you buy things that are You know, they're not going to pay a low price  for some things that are Speculative whether we'retalking about land things or we're talking about commodity
