When it comes to real estate, just the cost of capital is very, very low. So does that change your philosophy, or how do you think about that? I think to invest an real estate, you have to expect the net rental yield and the income return. You're not getting that if you're not getting the net rental thand it's not even an assoclass worth pursuing for the capital return alone.
