Logan: We are ending 2022 on such a positive note that I feel like everyone should be a little bit like mindful that this happened very quickly and snuck up on everyone. And not account for mortgage rates falling to 6% and flipping the purchase application data. So I I'm going to put an asterisk on everyone's forecast that didn't account for this because that is a that is a material change. Logan: Yes, yes it seems odd to have like oh existing home sales have fallen you know bigger than Mitch people thought but there's a story there.
