I think housing is obviously suffering a significant downturn right now, and that will only continue. A lot of the boomers have already paid off their houses in full so they can just sit,. They will be forced sellers at any point. So you have this situation where prices can keep falling but supply can remain relatively illiquid because the boomers can just hold on to their houses that they already paid off. And I too, as funny as getting laughed at last year when we moved to Austin, we'd set a buying house if people are like, what are you doing? It's just buying real estate pumping. We will continue to rent until that Goldilocks situation, the mattress described happens
