The real risk you face as a developer today is not that you'll get in over your skis on a project because when the markets appreciating health, healthy, it kind of bales you out and does. What you have is that the overall macro economy will blow up in ways that you don't understand or can't really fully predict. So now the definition of not getting out of your skis is to always be in a position you'll survive the sudden downturn.
