What Are the Things You're Looking for in a Rental Property?

I just, you know, browse like everyone else does for my MLS or on Zillow or something if I don't have access to MLS there. To me, it's a good deal if it cash flows. If I've got, I do factor in reserves and vacancy a little, maybe not as much as others do. Most of our property is in a really crazy military market. So the vacancy is like minimal. Whereas the two rentals that we have here in Central Florida, we're not quite in that type of environment. so I do fluff on my vacancy allowance on those. And I should add that Florida is pretty complicated for homeowners insurance and it's only getting more complicated
