The owner and the customer are so separated. So it's the offices not only weren't necessarily delivering but those demands of the tenant have evolved as well. I think in the slightly less complicated days of old it was a much more straightforward transaction based on long leases. Now it's so bespoke and unique whether it's brand new market leading edge type kit or secondary needing to be re-furbed. It will be an entirely bespoke product that needs to find and attract and retain a tenant.
