In single tenant, net lease, as that lease term gets shorter, in theory, the value of the property goes down. There's more people out there that want a 15 or 20 year lease versus a three, four, five year lease. If you're sitting ot a great location, and you know that you could you col back fill it with 15 other tenants and and potentiall, even get more rent. It helps to be able to say, You can either take your option or leave.
