Early Christian ethics dealt with in terms of human desire, Eros. They're out looking for something of value somewhere, everywhere. Once it finds the pearl at a great price comparatively, that made everything previous almost valueless. So you arrive at the pearl of great price and it is intrinsically valuable and you sell everything else to possess it. It's we're using treasure analogically to refer to something else.
