If we were collecting a significant land value tax, it would mean that exactly the people that are benefited by that Dart are the ones who pay for it. Hong Kong is a great example, because when they build their empty our stations, their transit stations, the government buys up all the land where they're planning to put the station. And as a result of kind of funding their MTR system through Landrance, it's one of the only profitable transit networks in the world. It's completely profitable, it's not subsidised at all.
