The Long Game and the Short Game

I saw the 30 year today hit about 4%. And I know for a lot of people that make some sense. But my view on rates has always been what makes sense. And a 722 taxable equivalent yield versus being in equities is a pretty compelling argument for me. So if you have a 4%, if you locked in a 4% on a 30 year and then you can leverage it 24 months for now, it's a pretty nice leverage play to have, right? It will be a very gloomy dark period to get through, but it will come.
