Most commercial lenders are not doing 30 year fixed rates, right? They have a balloon period. It's just a different lending dynamic. You see some prepayment penalties sometimes. We're seeing cap rates in the,. I mean, you're lucky if you get over 6% in a good market for like a fully leased type of property for large multifamily. People are paying sub four cap rates, you know, which is just crazy. But it's hard to compete as a regular investor.
