Retail sales are up year over year, but the middle class is being pinched and they're not going to spend money on discretionary goods. Credit card debt is higher than it was pre-pandemic. And that's where a lot of shopping has popped up in suburban downtowns. Those are internet resistant, recession resistant, and even COVID resistant because COVID is what drew us away from city centers.
