The markets are pricing in a hike in July and maybe one or two cuts before your end. I don't think that's going to happen personally. You look at the sofer curve going two years out and you see a materially lower rate environment. It's funny. One of our analysts was building a model and pricing it off of sofer two years out, which is like 275, 280. There's no way we can predicate a deal based on that.
